Rumour has it the next property boom will be in Peckham Rye.

The predictable logic: that all those trendy graduates from Goldsmiths, Camberwell and Chelsea art colleges will take advantage of the relatively cheap local housing, create a 'scene', then the hip restaranteurs, boutique-owners and bar moguls will descend. The area will then be re-named as 'Ryegate Village', legions of estate agents will set up shop. And double the house prices.

Now, despite ocassional forays into the area, we've seen little real evidence to support this view, although some positive recent experiences are giving cause for a re-think.

At Camberwell's Red Gate Gallery until Thursday is a unique painting and photographic collaboration between emerging local talent, Annie Welford and North London's photographer and record producer Andrew Bird. Welford's powerful figurative images focus upon her search for the universal element of the feminine whilst Bird's gothic photographic style delivers strong dynamic lighting and a sense of deep stillness.

Meanwhile, just around the corner Peckham Road's South London Gallery (SLG) is preparing for next week's solo exhibition of globally acclaimed sculptor Eva Rothschild. Using leather, wood, perspex and surprising objects such as incense sticks and used tyres in her work , Rothschild constantly challenges the aesthetics of art, particularly minimalism.

And as an antidote to all that art, Peckhamites can relax by playing a few holes at the Aquarius Golf Club hidden away at the back of Peckham Rye park and said by locals to be the UK's smallest golf course; followed by a trip to highly recommended local boozer The Rye Hotel. And for those that still find the area's estates just a tad too edgy, Manhattan Loft Corporation is busy converting a local church into luxury flats just for you.
